Roof Repair in El Mirage
Most roofs here don't need replacing. They need a few cracked tiles swapped, a strip of underlayment redone or a vent resealed. We find the problem, fix that section and leave your yard, driveway and gravel beds the way we found them.

When Fixing Beats Replacing
Concrete tile covers many homes in El Mirage, Surprise and Youngtown, and the tile can last a long time. The weak point is the felt underlayment below, which cooks in summer sun until it cracks and tears. Shingle roofs struggle here in other ways: UV dries them, the granules wash away and monsoon wind lifts the edges.
When the damage is limited to one area and the rest of the roof is solid, repairing it is sensible. When the underlayment is breaking down everywhere, we'll be upfront about that and send you to our roof replacement page to see what's involved. Either way you get an honest answer.
We keep the mess in one place, too. Plants and gravel go under tarps, pulled tile is stacked on the roof or a drop cloth, and nothing gets thrown off the edge into your yard.
What Our Roof Repair Covers
- Cracked and slipped tile
- We pull broken concrete or clay tiles and set matching ones in their place. Tiles that slid out of line get reset and fastened.
- Underlayment patches under tile
- When the felt beneath a section has gone brittle, we lift the tile, lay new underlayment in that area, lap it into the good material and relay the tile.
- Shingle replacement
- Torn, curled or bald shingles come off and new ones go in, nailed and sealed so they sit flat in wind.
- Flashing and vent seals
- We reseal or replace flashing around pipes, roof vents, chimneys and rooftop cooling equipment. These spots are where many leaks start.
- Flat and low-slope sections
- Patio covers and flat sections with roll roofing or coatings get blisters and cracks patched and seams resealed.
How to Tell Your Roof Needs Fixing
A ceiling stain after summer rain
If a brown ring shows up after the first heavy monsoon, water got inside. The stain is usually a few feet away from where the water enters the roof.
Cracked or out-of-place tiles
These are often visible from the yard. One broken tile exposes the underlayment to sun and rain, which wears it out faster.
Grit from shingles on the ground
Granules collecting in the gravel or by a downspout mean the shingles are shedding their protective coating.
Daylight or damp wood in the attic
Light showing around a vent pipe or darkened decking means there's an opening that needs to be sealed.
Blisters on a flat section
Bubbles and standing water on a patio cover or flat roof often crack open once summer heat sets in.
What Changes What a Repair Costs
We price each repair once we've seen the roof. How big the area is counts, and so does what sits beneath it. The written estimate lists every item so you can see what you're paying for.
Kind of roof
Tile is slower, since each piece is removed and replaced by hand. Shingle and flat roof fixes tend to go quicker.
Damage below the surface
Damaged underlayment or decking has to be repaired before the roofing goes back on. You see photos before we do any added work.
Finding a match
Some tile shapes and colors are out of production. Locating a close match or borrowing spares from a hidden area can take extra time.
Slope and reach
Steep slopes, two-story houses and narrow side yards need more setup and safety equipment.
What Happens on Repair Day
- 1
No-cost inspection with photos
We go up on the roof, and into the attic when needed, and photograph what we see. You look at the same pictures we do.
- 2
Estimate on paper
You receive an itemized repair estimate. If a replacement makes more sense, we tell you and explain our reasons.
- 3
Protect the property
Tarps go over plants, gravel and patio furniture and drop cloths go where material comes down, all before work begins. During summer we start early to avoid the afternoon heat.
- 4
Repair the damaged section
We take out what's damaged, fix the layer below and rebuild the roof, matching the tile or shingle as close as we can.
- 5
Cleanup and final look
We take the old tile, nails and scraps with us, run a magnet across the yard and driveway, then show you the finished repair and the photos.

Roof Repair Questions
Can you just replace the broken tiles?
Sometimes, yes. If the underlayment under them is still in good shape, swapping tiles is all it needs. If the felt is cracked, new tile alone won't stop the leak, so we fix the layer underneath too.
Will the new tile match my roof?
We try to match the profile and color. Older tile can be faded from years of sun, so a new tile may look a bit brighter at first. When matching is hard, we can move spare tiles from a less visible spot.
How long does a typical repair take?
Most repairs are done in a day, many in a few hours. Larger underlayment sections on tile roofs can take longer, and we'll tell you that up front in the estimate.
Do I need to be home?
Not for the work itself, as long as we can reach the roof and the yard. We like to meet you before we start and walk through the finished job with you afterward.
What happens to the old material?
We haul it away. Broken tile, old felt, nails and wrappers all leave with us, and we sweep and magnet the yard before we go.
Do you work outside El Mirage?
Yes. We handle repairs in Glendale, Peoria, Surprise, Litchfield Park, Tolleson and Youngtown as well. See our service areas page for more.
